The AC in my apartment seems to be leaking a bit of water onto the carpet in the master bedroom closet. I just pulled out a stack of shoes and found a patch of black, fuzzy mold about the size of a dinner plate on the back wall and carpet. It's been like this for who knows how long. What's the safest and most effective way to clean this myself, or should I call my building management first?

The black, fuzzy growth indicates an active colony, and the water leak means the moisture source is ongoing. Your first call should be to building management. Dubai Law No. 6 of 2019 and the Dubai Building Code place responsibility on the owner or management to maintain the building's central AC system and address leaks originating from it. They need to send a technician to repair the leak at its source, which is the most critical step. Do not attempt to clean until the leak is permanently stopped, as any remediation will be instantly undone.

For a patch that size, DIY cleaning is not advised. Disturbing it can aerosolize spores throughout your apartment. If management fixes the leak and the area is small and accessible, you could carefully clean a non-porous surface like the wall with a solution of detergent and water. However, the carpet and backing are highly porous; mold roots (hyphae) penetrate deep into the fibers where cleaning cannot reach. Effective remediation usually requires cutting out and properly disposing of the affected carpet section and treating the subfloor.

Given the potential for hidden growth behind the wall, a professional inspection is prudent to determine the full extent. They use moisture meters and thermal cameras to see inside cavities. For health safety and to ensure the problem is resolved, having the area professionally remediated after the leak is repaired is the most effective course of action.
