AC mold from leak: DIY bleach or professional needed?« Back to Previous Page

The AC in our villa in Al Quoz has been leaking into the wall for a while, and now we’ve discovered a huge patch of black mold behind the wardrobe in the master bedroom. I’m really worried about my family’s health and the damage to the property. Is this something I can treat myself with bleach, or do I absolutely need to call in a professional mold remediation company, and what kind of cost are we looking at for a room this size?

Good question, and a very common issue here in Dubai, especially in areas like Al Quoz with high humidity and older villa constructions.

Based on your description of a "huge patch" from a long-term AC leak, this is absolutely a job for professional remediation, not a DIY bleach solution. Here's why: bleach only bleaches the surface color; it does not kill the mold roots (hyphae) penetrating the gypsum board and it can actually aggravate the spores, making them airborne. The moisture has likely compromised the structural integrity of the drywall itself, which will need to be removed and replaced.

In the UAE, this is a serious health hazard. The black discoloration could potentially be Stachybotrys, a toxigenic mold, and its spores can cause severe respiratory issues, allergies, and other health problems, especially for children or those with asthma.

A professional company will follow a strict protocol: first, a certified inspection (including air and surface sampling to identify the spore types and concentration levels) to understand the full scope. Then, they will set up containment with negative air pressure to prevent cross-contamination, safely remove the affected building materials, HEPA-vacuum all surfaces, and use specialized, EPA-approved antimicrobial agents—not bleach—to treat the area. Finally, they will address the root cause: fixing the AC drain line leak to prevent recurrence.

For a single room, costs can vary widely based on the extent of the damage, but you should be prepared for a range from AED 2,500 to AED 7,000+ for a proper, guaranteed remediation.

Do not risk your family's health. For a proper assessment and quote, you need to call in experts. Call us at 800-MOLDS or 800-66537, or email hello@saniservice.com to schedule an inspection.
