AC mold from leak: DIY fix or hire professional?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been leaking a bit for a couple of months, and now I’m seeing these black speckled patches spreading on the wall behind the unit. I tried wiping it with bleach but it came back worse. Is this a job for a professional cleaning company or can I handle it myself, and roughly how much should I expect to pay for a proper fix?

The black speckled patches indicate active mold growth, which is common in Dubai due to high humidity and constant AC use creating condensation. Bleach only removes surface discoloration; it does not kill the root structure and can release more spores, which is likely why it returned worse.

This situation requires a professional. The leak must be fixed first—this is non-negotiable. Any remediation will fail if the moisture source remains. A proper fix involves identifying the leak's origin (often a clogged drain line or faulty installation), repairing it, then addressing the mold. For mold spreading on drywall, the porous material often needs to be cut out and replaced, as mold penetrates deeply.

Expect the process to involve containment to prevent spore spread, HEPA vacuuming, antimicrobial application, and finally, post-remediation verification. This is not a DIY job. The cost varies significantly based on the leak's complexity and the extent of wall damage. You are paying for the leak repair, mold remediation, and potential drywall replacement. Always request a detailed scope of work and ensure the company provides before-and-after documentation or lab testing to verify the space is safe.
