AC mold from leak: DIY vinegar or professional cleaning?« Back to Previous Page

The AC unit in our Jumeirah villa has been leaking a bit of water onto the carpet in the guest room, and now I’m seeing a bunch of small black spots spreading out from the corner. It’s been getting worse over the last couple of weeks since the weather got more humid. Is this something I can tackle myself with a vinegar spray from the supermarket, or do I need to call in a professional cleaning company to handle it?

That black spot pattern spreading from a water-damaged carpet is a clear sign of active mold growth, and in Dubai's humidity, it will continue to spread without proper intervention. A vinegar solution can treat small, surface-level mildew on non-porous tiles, but it is ineffective for a carpet infestation like this.

Carpet and its underlying padding act like a sponge, absorbing the AC condensate leak and creating a deep reservoir of moisture that vinegar cannot reach. The mold will continue to grow within the pad and subfloor. The priority is stopping the AC leak at its source—a clogged drain line or faulty installation is common here—and then completely removing the water-damaged materials.

For a confirmed leak and visible spreading spots, professional assessment is necessary. Dubai Municipality guidelines for healthy housing conditions classify this as water damage requiring remediation to prevent structural issues and indoor air quality impacts. A proper remediation will involve extracting all moisture, removing and disposing of the contaminated carpet and padding, HEPA vacuuming, and disinfecting the subfloor before any rebuilding.

Attempting a DIY fix often spreads the spores further. Given the extent you've described and the villa's AC-dependent environment, a professional inspection is the most reliable way to resolve the root cause and ensure it is handled safely.
