AC mold from leak: DIY with bleach or call pro?« Back to Previous Page
|
The AC in our bedroom closet has been leaking a little bit for a couple of months, and now I’m seeing these small black spots on the back wall and our shoes. We’ve been wiping it away but it keeps coming back. Is this something I can tackle myself with bleach spray or do I need to call a professional mold inspection company here in Dubai to check inside the unit?

Based on your description, this is a classic case of mold growth due to a persistent moisture source from the AC condensate leak. The small black spots are likely Cladosporium or Stachybotrys (black mold), which thrive in the high-humidity microclimate created by the leak, a common issue exacerbated by Dubai's harsh climate where AC units run year-round.
While wiping the visible growth with a bleach solution may seem like a solution, it is only a superficial and temporary fix. Bleach does not penetrate porous materials like drywall or the leather of your shoes; it only bleaches the surface mold, leaving the root structure (hyphae) intact. More critically, the primary issue is inside the AC unit and the wall cavity. The continuous leak has almost certainly saturated the insulation and internal components of the AC, as well as the wall structure behind it, creating a hidden reservoir of mold that you cannot see or access. Disturbing it through unqualified cleaning can aerosolize spores, leading to wider contamination and potential health issues. For this scenario, a DIY approach is strongly discouraged. The Dubai Municipality has specific guidelines for handling mold and water damage to prevent health hazards and structural integrity issues. A professional inspection is absolutely necessary. Our certified technicians use moisture meters, borescopes, and air quality sensors to assess the full extent of the contamination inside the unit and the wall. We then provide a detailed remediation protocol that addresses the moisture source, contains the affected area to prevent cross-contamination, and uses specialized biocides and removal techniques to ensure the mold is eradicated, not just cleaned. To properly resolve this and protect your health and property, I recommend you call our team for a comprehensive inspection.
