AC mold from leak: kill it or fix unit first?« Back to Previous Page
|
The AC in my apartment in Jumeirah Village Circle seems to be leaking a small amount of water onto the carpet below the unit, and now I'm seeing a few black spots along the base of the wall. It’s been getting worse over the last couple of weeks with the humidity. What’s the most effective way to kill and prevent this mold for good, and should I get my landlord to send someone to look at the AC first?

Based on the symptoms you've described in your JVC apartment, you are dealing with a classic case of secondary mold growth caused by a primary AC issue. The high ambient humidity is absolutely accelerating the problem.
The single most effective course of action is to FIX THE AC UNIT FIRST. Permanently killing mold is impossible without first eliminating the source of moisture. If you attempt to clean the mold without fixing the leak, the growth will return, often worse than before, within days. Your landlord is legally obligated under Dubai tenancy laws to address the malfunctioning AC unit, as it is a fixture of the property affecting your right to quiet enjoyment. Insist they send a certified HVAC technician to repair the condensate drain line, unclog the drain pan, and ensure the unit is properly sealed and insulated. Once the leak is stopped and the area is completely dry (this may require industrial air movers/dehumidifiers), then you can address the existing mold. For a small, contained area, a solution of distilled white vinegar or a proprietary mold remover can be effective. However, given its location on porous materials like drywall and carpet, complete removal is difficult. These materials can harbor mold roots (hyphae) deep within, leading to regrowth. For a permanent solution and to ensure the health and safety of your indoor environment, a professional inspection and remediation is strongly recommended. We use thermal imaging to identify the full extent of moisture saturation and EPA-registered antimicrobials to ensure complete eradication. Call our specialists at 800-MOLDS (800-66537) for a comprehensive assessment. We can provide a detailed report for your landlord and ensure the problem is solved for good. |
