AC mold from leak: urgent maintenance or DIY with bleach?« Back to Previous Page

The AC in my apartment seems to be leaking a little bit of water onto the carpet in the corner of our bedroom. I moved the nightstand to clean it up today and found a big patch of black, fuzzy mold on the wall behind it and the carpet is totally discolored. We’ve lived here for 2 years and just noticed this. Is this something I need to call building maintenance for urgently, or can I handle it myself with bleach?

This is a situation I strongly advise you to treat with urgency and caution. The black, fuzzy growth you describe is a serious concern. While often colloquially called "black mold," the specific species (e.g., Stachybotrys chartarum) can only be identified through professional testing, and some types produce mycotoxins that pose significant health risks.

In Dubai's climate, AC units are a primary source of condensation and moisture, which is the fundamental cause of mold growth. A leaking unit creates a continuous damp environment, allowing mold to proliferate inside the wall cavity and under the carpet padding, far beyond the visible patch. Using bleach is not a recommended solution. It is ineffective on porous materials like drywall and carpet, as it only bleaches the surface mold while leaving the root structure intact. More critically, it can exacerbate the problem by adding moisture and its harsh fumes can be dangerous in an enclosed space, potentially causing severe respiratory irritation.

According to UAE tenancy laws, building maintenance is typically responsible for the structural integrity of the property and the central AC system. This leak falls directly under their purview. You should contact them urgently to stop the water source. However, for the actual mold remediation, building maintenance crews are often not equipped with the proper containment, air scrubbing, and removal protocols to handle toxic mold safely. Their efforts may inadvertently spread spores throughout your apartment.

For a situation of this nature, a professional inspection and remediation are essential. We at Saniservice specialize in identifying the extent of the contamination, safely containing the area, and removing the affected materials in compliance with Dubai Municipality guidelines. I recommend you call building maintenance to address the leak immediately and then contact our experts at 800-MOLDS (800-66537) for a comprehensive assessment and remediation plan.
