AC mold from leaking unit: DIY clean or call pro?« Back to Previous Page
|
The AC in my bedroom closet has been leaking for a while and now I’m seeing black spots on the walls and our clothes. We’ve lived in this villa in Al Barsha for two years and it’s just gotten worse since the last humid spell. Is this something I can clean myself with bleach, or do I need to call a professional mold inspection company to make sure it’s not a bigger problem inside the unit?

Based on the symptoms you've described—a persistent AC leak leading to black spots on walls and clothing in your Al Barsha villa—this is a situation that requires professional attention. The black spots are almost certainly active mold growth, a common and serious consequence of water intrusion combined with Dubai's high humidity and year-round AC use, which creates constant condensation.
Attempting a DIY clean with bleach is not recommended. Bleach is ineffective on porous surfaces like drywall and wood, as it only removes surface discoloration without addressing the root hyphae (the fungal roots) growing within the material. Furthermore, improper cleaning can aerosolize spores, spreading the contamination to other areas of your home and potentially causing health issues. The leak indicates a failure in the condensate drain line or drip pan, meaning the mold contamination is likely extensive inside the wall cavity and the air conditioning unit itself, areas you cannot properly assess or remediate without specialized equipment. Under Dubai Municipality guidelines, significant mold infestations, especially those stemming from HVAC systems, should be handled by certified professionals to ensure complete eradication and to prevent recurrence. We must identify the moisture source, contain the affected area to prevent cross-contamination, use HEPA filtration to clean the air, and safely remove contaminated materials.
