AC mold from leaking vent: how to clean and prevent?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water around the vent, and now I’m starting to see these small black speckles on the ceiling and wall next to it. It’s been getting worse over the last couple of weeks, especially with the humidity. What’s the most effective way to clean this and stop the mold from coming back for good?

That black speckling is a common sign of mould growth, almost certainly caused by the condensation from your AC leak. The high humidity in Dubai accelerates this. The most effective approach requires fixing the source, then properly cleaning the contamination.
First, stop the water. You must have an AC technician repair the leak at the vent. This is the primary cause; without fixing it, mould will always return. For cleaning small, surface-level spots, wear an N95 mask and gloves. Wipe the area with a microfiber cloth and a solution of diluted detergent or white vinegar. Do not use bleach, as it only removes the colour and can worsen indoor air quality without killing the root structure. After wiping, ensure the area is dried completely with a fan. However, if the staining is extensive, has penetrated porous materials like drywall or the ceiling tile, or has a musty odour, this indicates a deeper infestation that cleaning surfaces won't fix. In these cases, the affected material often needs to be safely removed and replaced by professionals to prevent spores from spreading. Prevention is key. Ensure your AC unit is serviced regularly to maintain proper drainage and airflow. Using a dehumidifier in the room, especially during the more humid months, can help reduce the moisture that mould needs to grow. Improving general ventilation also helps. For a persistent issue, a professional inspection can identify the exact mould species and the full extent of the growth, which is often hidden within the AC unit or ceiling void. This is the only way to ensure it is addressed completely. |
