AC mold from leaky unit a DIY or professional job?« Back to Previous Page

The AC unit in our bedroom has been leaking a little for a couple of months, and now I'm seeing a few small black spots on the wall behind the curtain. My husband thinks we can just wipe it down with vinegar, but I'm worried because our toddler has been waking up with a stuffy nose. Is this something we can handle ourselves or should we call a professional company for a proper clean?

Based on my professional experience with mold inspection and remediation in Dubai, your situation requires a professional assessment, not a DIY approach.

The black spots are a visible sign of a mold colony, but the real concern is the hidden contamination within the AC unit itself and potentially inside the wall cavity. The constant humidity from the leak, combined with our climate's high ambient moisture and the condensation from AC operation, creates an ideal breeding ground for mold. Simply wiping the visible spots with vinegar is a temporary surface fix; it does not address the root moisture problem or the non-visible spores that the AC fan is likely distributing throughout your bedroom air.

Your toddler's stuffy nose is a significant indicator of potential health exposure. Children are particularly susceptible to mold allergens and mycotoxins, which can cause respiratory irritation, allergic reactions, and worsen asthma. This health risk alone warrants a professional response.

In the UAE, proper remediation involves identifying the moisture source (the AC leak), containing the area to prevent cross-contamination, safely removing all contaminated materials (drywall, insulation), and using industrial-grade HEPA filtration and antimicrobial agents to clean the AC system and the space. DIY attempts often exacerbate the problem by disturbing spores and spreading them further.

For the health of your family, I strongly recommend you call a certified professional for an inspection. Our team at Saniservice can conduct a comprehensive assessment, including air quality testing, to determine the full extent of the contamination and provide a certified remediation plan.
