AC mold from wall leak: DIY clean or call pro?« Back to Previous Page

The AC in my apartment seems to be leaking into the wall behind it in the living room, and now there's a large patch of black, speckled mold spreading out from the unit. We’ve been dealing with a constant damp smell for a couple of months, but it's gotten much worse since the humidity kicked in. Is this something I can tackle myself with bleach and a scrub brush, or do I absolutely need to call a professional remediation company to handle it?

With a leak and visible black mold spreading from your AC into the wall, this is a professional-level issue. The moisture source is active and the mold has likely penetrated the wall cavity, which is impossible to fully address with a surface clean.

Bleach is ineffective on porous materials like drywall and gypsum board, as it only bleaches the surface mold while leaving the root structure intact. Scrubbing can also aerosolize spores, spreading the contamination. In Dubai's high humidity, the problem will recur rapidly unless the leak is permanently fixed and all affected building materials are properly removed.

Dubai Municipality regulations often require professional remediation for significant mold growth, especially in multi-unit buildings, to prevent cross-contamination. A certified inspector can use moisture meters and borescopes to assess the full extent of the damage inside the wall and identify the exact leak source, which may be a clogged drain pan or a faulty insulation seal on the AC line.

For a case like this, the remediation process should include containment of the area, negative air pressure to prevent spore spread, safe removal of contaminated wall sections, and application of specialized antimicrobials. The underlying cause—the AC leak—must be repaired by an HVAC technician before any rebuilding occurs. A lab test can identify the mold type, which is recommended if health symptoms are present.
