AC Mold in Bedroom: DIY Clean or Call Building Management?« Back to Previous Page

The AC in our bedroom has been leaking a little onto the carpet for a couple of months, and we just pulled the corner back to find a huge patch of black, fuzzy mold on the underside and the concrete floor beneath it. We've lived here in Jumeirah for 2 years and just noticed this, and I'm really worried about our health. What's the most effective and safe way for us to handle this cleaning ourselves, and should we get the building management involved for the AC repair first?

Stop using the AC immediately and call building management to repair the leak first. The source of moisture must be fixed before any cleaning can be effective, and in Dubai's rental market, this is the landlord's responsibility. Document the issue with photos for your records.

For a patch of this size and duration, DIY cleaning is not recommended. Disturbing the mold can aerosolize spores throughout your bedroom. The fuzzy appearance indicates active growth, and the fact it's on both the carpet backing and concrete slab suggests significant penetration.

In Dubai's high humidity, even after the leak is fixed, the concrete subfloor will retain moisture and regrowth is highly likely without professional-grade drying and antimicrobial treatment. A proper remediation involves containment of the area, HEPA vacuuming, and application of specialized solutions to neutralize the spores at their source.

Given your health concerns, a professional inspection is advised to assess the full extent. They can perform surface and air quality tests to identify the mold species and confirm the space is safe for reoccupancy after cleanup. For a situation involving prolonged exposure and construction materials, this is the most reliable course of action.
