AC mold in closet: clean myself or call professional?« Back to Previous Page

The AC in our apartment in Jumeirah Park has been leaking a bit into the closet in the master bedroom, and now I’m seeing a patch of black mold on the back wall. It’s been humid for the last month and the spot is maybe the size of my hand. Is this something I can clean myself with bleach or do I need to call a professional company to deal with it?

A small patch of surface mold caused by a recent AC leak can often be addressed yourself, but the underlying moisture issue must be fixed first.

Start by having an AC technician repair the leak. This is the most critical step; without it, mold will return. Once the area is dry, you can clean a small patch. However, do not use bleach. It is mostly water, which can feed remaining mold roots, and its fumes are hazardous in enclosed spaces. Instead, use a dedicated EPA-approved mold cleaner or a simple solution of distilled white vinegar. Scrub the area gently, let it dry completely, and monitor it for any regrowth.

Given Dubai's high humidity, which allows mold to thrive, and the fact the mold is on a porous wall surface (drywall/plaster), there is a significant chance the moisture has penetrated deeper than what is visible. If the mold returns after your cleaning attempt, the wall feels soft, or you detect a musty odor, the problem is beyond a surface issue.

For a situation like this, a professional inspection is strongly recommended. They use moisture meters and thermal cameras to assess the full extent of water damage within the wall cavity. Remediation often involves controlled removal of affected materials to prevent spreading spores. In many cases, a lab test of the mold is also prudent to identify the species, as some types common in AC systems can be more problematic than others.
