AC mold in closet: DIY or professional remediation?« Back to Previous Page

The AC in my bedroom closet has been leaking a bit for a couple of weeks and now I’ve found a decent-sized patch of black mold on the back wall and some of our shoes. We’ve lived in the Marina for 2 years and this is the first time it’s happened. Is this something I can handle myself with bleach from ACE, or do I need to call in a professional mold remediation company, and if so, what’s the typical cost range for a small job like this?

The black mold in your closet is likely due to the AC leak creating a persistent damp environment, a common issue in Dubai's high humidity where condensation problems are easily overlooked. For a patch smaller than one square meter, a thorough DIY approach can be effective if the moisture source is completely fixed first.

Stop the leak entirely before any cleaning. For non-porous surfaces like the wall, a solution of detergent and water is often more effective than bleach, which doesn't prevent regrowth. Porous materials like the affected shoes are difficult to salvage and should be discarded. You must wear an N95 mask, gloves, and eye protection during cleanup to avoid inhaling spores.

However, given the mold is inside a closet and has been growing for weeks, there's a high probability of hidden growth within the wall cavity or AC unit itself, which DIY cannot address. A professional inspection is strongly recommended to assess the full extent. They use moisture meters and borescopes to see inside walls and will ensure the AC drain line and drip pan are cleared and sanitized to prevent immediate recurrence. Remediation for a contained area like this is typically a straightforward, focused job, but the final cost depends entirely on the findings of that initial inspection.
