AC mold in Dubai apartment: professional cost or DIY fix?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been leaking a bit, and now I’m seeing these black speckles spreading on the wall behind the unit and on the ceiling. It’s gotten worse over the last few weeks and I’m worried it’s affecting the air we breathe. What’s the realistic cost to get a professional mold remediation company to handle this, and is it a complete DIY fail to try and clean it myself with bleach?

Based on your description of an AC leak in JVC and the spreading black speckles, you are almost certainly dealing with active mold growth, likely Stachybotrys chartarum (black mold) or Aspergillus niger, both common in Dubai due to our high humidity and constant AC use. The leak has created the perfect environment of moisture and cellulose (from the drywall) for mold to thrive.

Attempting a DIY fix with bleach is a significant fail and potentially hazardous. Bleach is ineffective on porous surfaces like drywall and ceiling materials; it only bleaches the surface color while the fungal roots (hyphae) remain deep within. More critically, disturbing the mold without proper containment will aerosolize spores, drastically worsening your indoor air quality and potentially causing respiratory issues. This violates the Dubai Municipality's public health guidelines which emphasize proper containment and disposal to prevent cross-contamination.

For a situation like yours, a professional remediation is strongly advised. The cost is variable but typically ranges from AED 1,500 to AED 5,000+ for an apartment. This depends on the extent of the contamination, whether the drywall needs replacement, and if the AC system itself requires cleaning. The process involves: 1) Containment with negative air pressure, 2) HEPA filtration, 3) Antimicrobial application, 4) Safe removal of affected materials, and 5) Post-remediation verification to ensure the spore count is safe.

Given the health risks and structural implications of an ongoing leak, we recommend an immediate professional inspection.
