AC mold in Dubai: DIY or professional remediation needed?« Back to Previous Page

The AC unit in our Jumeirah Park villa has been leaking a bit, and now I’ve spotted a patch of black mold on the wall behind the bedroom wardrobe. It’s been getting worse since the humidity spiked a couple of weeks ago, and I'm worried about my family breathing it in. Is this something I can handle myself with cleaners from ACE, or do I definitely need to call a professional mold remediation company, and what’s the typical cost for a small room in Dubai?

The leaking AC is the root cause and must be repaired first; otherwise, the mold will return regardless of cleaning. In Dubai's climate, this is a common issue as high humidity and constant AC use create ideal conditions for condensation and mold growth, especially in poorly ventilated areas like behind furniture.

For a small, visible patch (under one square meter), a thorough DIY approach can be effective if no one in the household has asthma or immune issues. Use a mold-specific cleaner from a hardware store—not bleach—and scrub the affected wall surface. Wear an N95 mask, gloves, and goggles during cleaning. Crucially, move the wardrobe to improve air circulation and dry the area completely with a fan after cleaning to prevent recurrence.

However, given the leak and the fact the mold is behind furniture (indicating a hidden moisture problem), a professional inspection is strongly recommended. They can assess the wall cavity for further spread, identify the mold species to determine potential risk, and ensure the AC unit itself isn't contaminated. Stachybotrys (toxic black mold) is less common but requires professional handling.

Costs for professional remediation vary significantly based on the extent of the contamination. For a single room, expect the price to reflect the assessment, containment procedures to prevent spores spreading, HEPA vacuuming, antimicrobial treatment, and verification that the space is safe. Always request a detailed scope of work and ensure the company provides before-and-after testing documentation from an accredited lab for accountability.
