AC mold in Dubai: emergency fix or can it wait?« Back to Previous Page

The AC in my bedroom has been leaking a little onto the carpet for maybe a week or two, and I’ve just peeled back the corner to find a patch of black and green mold underneath. I’ve been waking up with a stuffy nose and didn’t make the connection until now. Given how humid it is here in Dubai, is this something I need to get my landlord to fix as an emergency, or can it wait a few days for a maintenance request?

Address the leak immediately and treat this as an urgent maintenance issue. The constant moisture from your AC drip, combined with Dubai's high ambient humidity, creates an ideal environment for rapid mold growth. The symptoms you're experiencing—stuffy nose, congestion—are a direct and common reaction to the spores being circulated by the air conditioner.

While not a structural emergency, it is a health concern, especially since it's in your bedroom where exposure is prolonged. You should notify your landlord right away. Under typical Dubai rental agreements, the landlord is responsible for maintaining the AC unit and rectifying issues like leaks that cause property damage and potential health hazards.

For now, avoid disturbing the mold to prevent spores from becoming airborne. Keep the bedroom door closed and the AC unit turned off to stop it from blowing air over the colony. A professional inspection is highly recommended to assess the full extent, as mold can grow into the carpet padding and subflooring. Remediation involves first fixing the leak at its source, then properly removing the contaminated materials and treating the area. Simply cleaning the visible patch is insufficient and the mold will almost certainly return.
