AC mold in Jumeirah apartment - how to stop spreading?« Back to Previous Page

The AC in my apartment seems to be constantly damp around the vents, and we've started finding small black spots on the back of our wardrobe in the master bedroom. We've lived here for 2 years in Jumeirah Village Circle and this only started after the recent humid spell. What's the most effective way to stop this from spreading, and should I get the building's AC maintenance to check the central ducts?

The dampness and black spots you're seeing are classic signs of condensation and mold growth, which is extremely common in JVC and across Dubai after humid periods. The constant cycling of the AC creates a temperature differential that causes moisture to condense, and that damp environment allows mold spores, ever-present in the air, to take hold.

To stop it from spreading immediately, first address the moisture. Wipe down the damp AC vents and surrounding walls with a solution of diluted white vinegar or a dedicated mold-cleaning product. For the wardrobe, move it slightly away from the wall to improve air circulation and thoroughly clean the affected area. Ensure your AC is set to a consistently cool temperature, ideally between 22-24°C, to reduce excessive condensation. Using a dehumidifier in the bedroom, especially while sleeping, can also help draw excess moisture from the air.

You should absolutely contact your building's maintenance team. This is a crucial step. The issue is likely in the central air handling unit or the ductwork serving your apartment, specifically a clogged condensate drain pan or insufficient insulation around the ducts. The building's FM team is responsible for the central system. Request that they inspect and clean the evaporator coils and drain pan, and ensure the condensate drain line is flowing freely.

For the black spots on the wardrobe, if the growth is extensive (covering more than a square meter) or returns quickly after cleaning, a professional inspection is recommended to identify the species and source. In many cases, a surface sample sent to a microbiology lab can confirm the type of mold and inform the appropriate remediation strategy, which is particularly important for health if anyone in the household has allergies or respiratory sensitivities.
