AC mold in Jumeirah apartment: my fix or building management's?« Back to Previous Page
|
The AC in our apartment in Jumeirah has been leaking a little and now we've found a patch of black mold in the carpet underneath the unit. It's been there a while by the looks of it. What's the best way to handle this, and should I be getting the building management involved for this or is it my responsibility to fix?

Based on the specifics you've provided, this is a common yet serious issue in Dubai, particularly in coastal areas like Jumeirah with high ambient humidity. The constant cooling cycle of the AC unit creates significant condensation, and a leaking drain pan or clogged condensate line is the typical culprit. The resulting moisture soaks into the carpet and underlay, creating an ideal environment for mold growth, which you've now identified.
The responsibility for remediation is typically determined by the source of the leak. The mold growth on your carpet is likely your responsibility to clean, as it is within your demised area. However, the root cause—the malfunctioning AC unit itself—is almost certainly the responsibility of the building management or owner, as it is common property. You must formally notify your building management or owner's association in writing immediately. They are obligated under Dubai Municipality health and safety regulations to address issues that pose potential health risks and could lead to further property damage. Do not attempt to clean significant mold growth yourself. Disturbing it without proper containment and PPE can aerosolize spores, spreading the contamination and increasing health risks. The carpet and, critically, the underlying padding likely require professional removal and disposal. The only correct course of action is a professional inspection. A certified mold assessor can determine the full extent of the contamination, identify the precise moisture source, and provide a protocol for safe remediation that both you and the building management can act upon. For a definitive assessment and to get this resolved correctly, I strongly recommend you call our experts at 800-MOLDS (800-66537) or email hello@saniservice.com.
