AC mold in Jumeirah: fix immediately or wait until weekend?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been leaking a bit, and now I’ve spotted a patch of black mold, about the size of my hand, on the wall behind the unit. It’s been getting worse over the last couple of weeks, especially with the humidity. Given how things are here, is this something I need to get someone to fix immediately, or can it wait until the weekend?

Yes, address this immediately. In Dubai's climate, a leak from an AC unit is a continuous source of moisture, and the resulting mold will not remain static. The high humidity, especially now, provides ideal conditions for it to spread quickly within the wall cavity, long before it becomes visible on the surface.

The size (hand-sized) indicates an established colony that is actively releasing spores into your indoor air. For most healthy adults, this primarily causes irritation like worsened allergies, sinus congestion, or coughing. However, risk is higher for children, elderly, or those with asthma or immune conditions.

Professionally, the correct approach is a two-step process. First, a certified mold inspector should assess the full extent of the contamination, often using a moisture meter and borescope to see inside the wall. This determines if the drywall and insulation need replacement. Second, the AC leak itself must be repaired by a qualified HVAC technician to stop the moisture source permanently; otherwise, the mold will simply return.

For now, avoid disturbing the patch (do not touch or spray it with bleach) and increase ventilation in the room if possible. While waiting for assessment, running a dehumidifier in the space can help reduce additional moisture. Given the potential for hidden growth, a professional inspection is strongly recommended to develop a proper remediation plan.
