AC mold in Jumeirah villa: DIY bleach or call a pro?« Back to Previous Page
|
The AC in my bedroom has been leaking a bit and now I’m seeing a patch of black mold, about the size of a dinner plate, on the wall behind the wardrobe. It’s in our 3-bedroom villa in Jumeirah and with this humidity, I’m worried it’s getting worse by the day. Is this something I can handle myself with bleach from the supermarket, or should I just call a professional company to get it sorted, and roughly what would that cost?

Thank you for your question. This is a very common issue we encounter in Dubai, especially in older villas in coastal areas like Jumeirah, where high humidity and constant AC use create a perfect environment for mold growth.
Based on your description, a dinner-plate-sized patch of black mold originating from an AC leak is not a minor issue and is strongly indicative of a larger problem. The visible growth on the wall surface is likely just the fruiting body; the hyphae (root system) can penetrate deep into the drywall and potentially the structure behind it. Using supermarket bleach is a temporary and ineffective solution. Bleach only removes surface discoloration but does not kill the root structure due to its inability to penetrate porous materials. Furthermore, it can exacerbate the problem by adding moisture and its fumes can be hazardous in an enclosed space. In the UAE, proper mold remediation is governed by strict hygiene and environmental standards. A professional assessment is critical for several reasons: to identify the exact mold species (some black molds can be toxigenic), to use thermal imaging to map the full extent of moisture saturation within the wall cavity, and to address the primary cause—the AC leak—which requires a certified HVAC technician to prevent immediate recurrence. For a case like yours in a 3-bedroom villa, a professional inspection, moisture assessment, and remediation of the affected area would typically be necessary. Costs can vary depending on the extent of the damage behind the wall but generally start from AED 1,500 for a contained area like this. Given the climate and potential health risks, I highly recommend a professional inspection.
