AC mold inside wall: DIY fix or call professional?« Back to Previous Page

The AC in our villa in Jumeirah has been leaking a bit into the wall behind it for a couple of months, and now we’re seeing these black splotches spreading from the unit. The room has started to smell damp and my husband’s allergies have been going crazy. For a job like this where the mold is probably inside the wall, is it a DIY fix or do we absolutely need to call a professional, and roughly how much should I budget for the remediation?

The black splotches and damp smell indicate a significant moisture issue, and with the mold spreading inside the wall, this is not a DIY project. The persistent leak has created an ideal environment for mold growth within the wall cavity, which you cannot properly access, clean, or dry without specialized equipment.

In Dubai's high humidity, any trapped moisture will continue to fuel the mold growth, making a simple surface clean ineffective. Remediation requires physically opening the wall, removing contaminated drywall and insulation, HEPA vacuuming, and using industrial dehumidifiers to ensure the structure is completely dry before rebuilding. This process also prevents spores from spreading to other areas of your villa during the work.

For a job of this nature, you should budget for a professional inspection and diagnostic testing first. A moisture meter and borescope inspection will determine the full extent of the damage behind the wall. Remediation costs vary significantly based on the affected area's size, but for a standard room, expect the process to involve containment, removal, and drying over several days. Always request a post-remediation verification test from an independent lab to confirm the mold levels have been returned to a normal, safe range.
