AC mold inside wall: DIY fix or hire professional?« Back to Previous Page

The AC in our Jumeirah Village Circle apartment has been leaking into the wall behind it for a while, and now we’ve pulled back the corner of the wardrobe and found a huge patch of black mold. It’s been humid for months, but this seems like a much bigger problem. For a job like this where the mold is inside the wall, is it a DIY fix or do I absolutely need to hire a professional mold remediation company, and what kind of cost am I looking at?

This is a professional remediation job, not a DIY fix. The leak has saturated the building materials, and the visible mold is likely just a fraction of the growth inside the wall cavity. In Dubai's climate, this hidden moisture creates a perfect environment for mold to spread rapidly through porous surfaces like gypsum board and insulation.

Attempting to remove it yourself risks extensive cross-contamination throughout your apartment from disturbed spores. Proper remediation requires containment barriers, negative air pressure machines, and professional-grade HEPA filtration to prevent the problem from spreading. The source of the AC leak must also be identified and repaired by a certified HVAC technician to prevent immediate recurrence.

For a job of this scale involving structural materials, you should hire a certified mold remediation company. Reputable firms will provide a scope of work based on a proper inspection and can often coordinate with HVAC technicians to fix the leak. The cost is significant as it involves demolition of affected walls, controlled removal of contaminated materials, antimicrobial treatment, HEPA vacuuming, and finally reconstruction. Always request a post-remediation verification test from an independent third party to confirm the space has been returned to a normal fungal ecology.
