AC mold issue: DIY bleach or professional cleaning cost?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be blowing out a weird, damp odor and I’ve just spotted patches of black fuzzy stuff around the ceiling vent in the living room. It’s been getting worse since the humidity spiked a few weeks ago. Is this something I can handle myself with bleach from the supermarket, or do I absolutely need to call a professional company for an AC duct cleaning, and what’s the typical cost for that here?

That black fuzz around your vent is likely mold growth, a common issue here due to our high humidity and constant AC use. The damp odor confirms moisture is present in the system, which is the primary fuel for mold.

Using supermarket bleach is not recommended for several reasons. Bleach is ineffective on porous surfaces like drywall or insulation around the vent, and its high water content can actually feed future mold growth. More critically, improper cleaning can aerosolize spores, spreading the contamination throughout your apartment's ductwork.

For a visible patch and a systemic odor, a professional inspection is advised. The goal is to identify the moisture source—often condensation from a blocked drain line or inadequate insulation—and assess the extent of the contamination within the ducts themselves. Simply wiping the visible spot won't solve the underlying problem.

Professional duct cleaning cost here is not fixed; it depends entirely on the severity of contamination and the size of your system (number of units, duct length). For a standard apartment, expect a range based on a per-unit or per-vent pricing structure. Reputable companies provide a detailed assessment and quote beforehand, often including before-and-after testing to verify the results. Always request this documented proof of cleanliness. Addressing the moisture issue is the critical first step, as cleaning without a fix will lead to a quick recurrence.
