AC mold remediation cost and DIY possibility?« Back to Previous Page

The AC in our Jumeirah Park villa has been leaking a bit into the wall behind it, and now we’ve found a patch of black mold spreading there. It’s been humid for the last few weeks and it seems to be getting worse. What’s the realistic cost range for professional mold remediation for a problem like this, and is it a complete DIY fail or could I tackle it myself?

A leak into the wall means the mold you see is likely just the surface manifestation; the main colony is probably inside the wall cavity. In Dubai's persistent humidity, this allows for rapid, hidden growth.

For a job of this nature, remediation cost is not a simple flat fee. It's determined by the extent of the infestation, which requires professional inspection to assess. The final price is based on the area of affected drywall/insulation that needs removal, the required containment to prevent cross-contamination, and the time for HEPA vacuuming and antimicrobial treatment. Expect a significant range, so always request a detailed, on-site assessment and quote.

DIY is a complete fail here. Disturbing the mold without proper containment will release a massive amount of spores throughout your villa. Over-the-counter sprays only bleach the visible surface and do not address the root moisture problem or the colony within the wall. The leak from the AC unit must also be diagnosed and repaired by an HVAC technician to prevent immediate recurrence.

The only safe approach is a professional inspection to define the full scope. Reputable firms use moisture meters and borescopes to see inside walls and provide a remediation plan with before-and-after testing to confirm the environment is returned to a healthy state.
