AC mold smell after cleaning filter: DIY or professional?« Back to Previous Page

The AC in our villa in Al Barsha has been making us all stuffy and I finally pulled the filter out – it’s covered in this black, dusty gunk. I’ve cleaned it but the smell is still there in the vents, especially when we first turn it on in the evening. Is this something I can tackle myself with a store-bought spray or do I need to call a professional mold inspection company to check the entire duct system?

That black gunk on your filter and the persistent smell point to a mold colony in your AC system, not just on the filter. Dubai's high humidity and year-round AC use create perfect conditions for mold to grow deep inside the ductwork and on the cooling coils, which you cannot see or reach.

A store-bought spray will only temporarily mask the smell and cannot address the root colony. It may also damage sensitive AC components or leave a chemical residue that gets blown into your home. The musty smell when you turn the unit on is a classic sign that mold is present on the evaporator coil or within the ductwork itself.

For a villa system in Al Barsha, a professional inspection is strongly recommended. The issue is likely systemic, requiring a technician to use a borescope to visually inspect the deep ducts and a surface or air sample to be cultured in a lab to identify the mold type. This is crucial, as some species common in AC systems here can cause more significant irritation. The Dubai Municipality has clear guidelines on indoor air quality, and a proper inspection will provide the documented evidence needed for any remediation work to meet those standards.

You can request an assessment that includes a visual inspection of the evaporator coil and ductwork, along with surface sampling. This will definitively show the extent of the problem and what specific remediation steps are required to resolve it.
