AC mold smell and specks: DIY clean or call professional?« Back to Previous Page

The AC in our villa in Al Barsha has been making this weird damp smell every time it turns on, and I’ve just spotted some black speckles around one of the air vents in the master bedroom. We’ve been ignoring it for a couple of weeks but my husband’s allergies have been acting up. Is this something I can clean myself with bleach or do I need to call a professional mold inspection company to check the ducts?

That damp smell and visible black specks are strong indicators of microbial growth, which is common in Dubai's AC systems due to high humidity and constant condensation. For a villa in Al Barsha, this is a serious indoor air quality concern, especially since your husband's allergies are already reacting.

DIY cleaning with bleach is not recommended. Bleach cannot reach deep into the ductwork where the colony likely resides, and its high water content can actually feed remaining mold spores. Surface wiping may remove the visible specks at the vent but will not address the root problem in the evaporator coil or ducts, allowing the smell and spores to return quickly.

A professional inspection is strongly advised in this case. The process involves more than a visual check; it uses specialized tools like borescopes to inspect deep inside ducts and air quality tests to identify the spore types and concentration levels throughout your home. This is critical because the allergy reaction suggests the spores are already airborne. Companies with their own microbiology labs can provide the specific data needed to understand the health risk and scope of remediation required.

For a villa system, expect the inspection to focus on the main air handling unit, evaporator coils, and a representative sample of duct runs. The goal is to map the contamination to create a targeted, effective remediation plan, not just a superficial cleaning.
