AC mold smell and spots: DIY clean or call professional?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been making this weird damp smell every time it kicks on, and I’ve started noticing small black spots around the vent in the master bedroom. It’s been getting worse over the last couple of weeks since the humidity spiked. Is this something I can clean myself with bleach or vinegar, or do I absolutely need to call a professional mold inspection company here in Dubai?

That damp smell and visible black spots around your AC vent are classic signs of a mold issue, and Dubai's high humidity creates the perfect environment for it. The condensation from your AC unit provides the moisture mold spores need to grow.

For a small, surface-level issue confined to the visible vent cover, a DIY clean with a vinegar solution can be a temporary measure. However, the smell indicates the growth is likely inside the ductwork or on the cooling coils themselves, which you cannot see or safely reach. Bleach is not recommended for porous surfaces or AC systems as it can corrode components and its fumes are hazardous.

Given the symptoms you've described—a persistent smell and visible growth—a professional inspection is strongly advised. In Dubai, the climate means this problem will not resolve on its own and will likely worsen. A proper inspection involves using borescopes to see inside ducts and tape-lift or air sample testing to identify the mold species, which is critical for determining the health risk and correct remediation method. This process provides documented evidence of the problem's extent, which is often required for building management to take action. Attempting to clean a systemic issue yourself often disperses spores and makes the problem larger.
