AC mold smell in Dubai: DIY or call a professional?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be blowing out a faint, damp smell that’s gotten worse over the last couple of weeks. I wiped down the visible vents and it helped for a day, but the smell came right back, and now I’m worried there’s mold growing deep inside the unit or the ducts. Is this something I can tackle myself with a good cleaner, or do I absolutely need to call a professional mold inspection company here in Dubai to get it properly tested?

A faint, damp smell returning after a quick clean strongly suggests microbial growth deep within the AC system, likely in the evaporator coils or ductwork where moisture accumulates. Dubai's high humidity and year-round AC use create a perfect environment for this.

For a temporary measure, you can try replacing the AC filter with a new one and using an EPA-approved coil cleaner spray, which can help reduce surface-level growth. However, if the smell returns quickly, the growth is likely extensive and inaccessible. DIY methods cannot address contamination deep in the ducts or inside the unit itself and may even disperse spores.

In this case, a professional inspection is strongly recommended. They use borescopes to visually confirm growth inside the ducts and on coils. The most critical step is identifying the type of mold, as some species common in damp HVAC systems here pose greater health risks than others. This requires surface or air sampling sent to an accredited microbiology lab for analysis.

The resulting lab report, not just a visual guess, dictates the correct remediation protocol. Improper cleaning can make the problem worse. For a confirmed issue in a multi-unit building like yours in JVC, it's also wise to notify your building management, as the problem could originate from a shared condensate drain line.
