AC mold smell in Dubai: landlord or my responsibility?« Back to Previous Page

The AC in our apartment in Jumeirah seems to be making this damp, earthy smell that’s really strong in the master bedroom. We’ve lived here for 2 years and just noticed black speckles appearing along the bottom of the wall where the vent is. Is this a common issue in Dubai and who is responsible for fixing it, me or the building management?

The damp, earthy smell and black speckles near your AC vent are classic signs of mold growth, a very common issue in Dubai due to the high humidity and constant AC use. Condensation inside AC units creates the perfect damp environment for mold to thrive.

Responsibility for fixing this typically depends on the source. If the mold is isolated to the unit's internal drip pan, evaporator coils, or ductwork, it is generally the landlord's responsibility to repair or clean the central system as part of providing a habitable property. However, if the issue is exacerbated by tenant behavior—such as keeping the AC off for long periods, setting temperatures too high, or blocking vents with furniture—liability can become blurred.

Your first step is to formally notify your landlord or property management company in writing, detailing the issue and including photos. They are obligated to address health hazards. For a definitive answer on the mold type and source, a professional inspection is recommended. They can use moisture meters and lab testing to determine if the problem is the AC unit itself or a separate wall leak, which clarifies responsibility.

Until it's resolved, regularly vacuuming the vents with a HEPA filter and ensuring the AC drain line is not blocked can help reduce spore dispersal. Keep the AC running at a consistent, cool temperature (around 22-24°C) to minimize condensation and control humidity levels inside your apartment.
