AC mold testing and cleaning cost for two-bedroom?« Back to Previous Page

The AC in our Jumeirah apartment has been blowing out a weird, damp smell for the last couple of weeks, and now I’ve spotted black speckles all around the vent in the master bedroom. We’ve been getting headaches and I’m really worried it’s mold. For a standard two-bedroom place, what’s the ballpark cost to get this professionally tested and cleaned, and is it something I should absolutely hire out or can I tackle it myself with AC cleaning sprays?

That damp smell and visible black speckles are classic signs of a mold issue in your AC unit, a very common problem in Dubai due to our high humidity and constant AC use. The headaches are a typical reaction to mold spores being circulated.

For a standard two-bedroom apartment, professional testing and cleaning is strongly recommended over DIY sprays. Those sprays are surface-level and often miss the root cause inside the ductwork or evaporator coil, leading to quick regrowth. The cost for professional service is an investment in properly resolving the issue, not just masking it. You'll typically pay for an initial inspection to assess the contamination level, followed by a comprehensive cleaning of the ductwork, evaporator coil, and drip pan.

The critical factor is choosing a provider that offers verifiable proof. A reputable company will use lab analysis to identify the mold species and provide documented before-and-after testing to show the spore count has been measurably reduced. This is the only way to know the problem is truly solved. For health concerns like yours, especially with symptoms already present, hiring a certified professional is the safest and most effective course of action.
