AC smell and window mold: clean myself or call management?« Back to Previous Page

The AC in my apartment seems to be blowing out a really damp, earthy smell, and I just found black speckled patches all along the seal of the bedroom window. It's been crazy humid the last few weeks and I keep the curtains closed most of the time. What's the best way to clean this myself, or should I call the building management first?

Based on the symptoms you've described—damp, earthy smell from the AC and black speckled patches on the window seal—you are almost certainly dealing with active mold growth. This is a very common issue in Dubai, where high ambient humidity and constant air conditioning use create significant temperature differentials, leading to condensation on cold surfaces like window frames and within AC units.

For the window mold, you can attempt to clean it yourself using a solution of diluted white vinegar or a dedicated EPA-approved fungicide. Thoroughly scrub the seal and ensure the area is completely dry. However, this is a superficial fix. The underlying cause is the condensation due to the thermal bridge and lack of ventilation. Keeping curtains closed exacerbates the problem by trapping moist air.

The AC smell is a more serious concern. The damp odor indicates microbial growth, likely mold, within the ductwork or the evaporation coil. This is not something you can or should clean yourself. Disturbing the system without proper containment can aerosolize spores throughout your entire apartment, significantly worsening indoor air quality and potential health risks.

You should absolutely inform your building management. Per Dubai Municipality regulations, building owners are responsible for maintaining the central AC systems and common building envelopes to prevent conditions that lead to mold. However, for a comprehensive solution, I strongly recommend a professional inspection.

Our certified team at Saniservice uses thermal imaging to identify hidden moisture and condensation points and air quality testing to speciate the mold and assess the contamination level within the AC system. Remediation involves specialized equipment for containment and air scrubbing. For a definitive assessment and safe remediation, please call us at 800-MOLDS (800-66537) or email hello@saniservice.com.
