AC unit leaking and black mold on carpet edge?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots growing along the edge of our bedroom carpet where it meets the wall. The room has a wall-hung AC unit, and I'm worried it's been leaking moisture inside the wall. What's the fastest way to deal with this in a rental villa in Al Barsha before it gets worse?

That black mold along your carpet edge strongly suggests a consistent moisture source, and a leaking wall-mounted AC unit is the most likely culprit here in Dubai. The high humidity and constant AC operation create perfect conditions for condensation issues inside wall cavities.

Your immediate priority is to stop the moisture. Turn off that specific AC unit at the circuit breaker to prevent further electrical risk and water leakage. Inform your landlord or property management company immediately in writing, as this is a maintenance issue they are typically responsible for addressing under standard Dubai rental contracts. They need to send an HVAC technician to fix the leak at its source—this is non-negotiable.

For the visible mold, a solution of white vinegar or a dedicated mold-cleaning product can be used on the hard surfaces. However, the carpet edge is a serious concern. If the mold has grown underneath, the carpet padding is likely contaminated and the carpet itself may need to be pulled back, treated, or even replaced. Do not attempt to clean it with bleach, as it can set the stains and doesn't address the root problem.

Given the location, the mold growth inside the wall behind the unit is almost certainly worse than what you see. A professional inspection with a borescope is the only way to assess the full extent without destructive exploration. For a rental, your landlord should arrange this. The inspection will determine if remediation is needed, which involves controlled removal of affected materials to prevent spores from spreading to other parts of the villa.
