AC unit leaking and black mold on wall? Professional needed?« Back to Previous Page

The AC unit in our master bedroom has been leaking a bit for a couple of months, but now I’ve spotted this black, speckled stuff spreading on the wall behind the curtain. The room has started to smell damp no matter how much I clean. Is this something I can tackle myself with bleach spray from the supermarket, or do I absolutely need to call a professional company to deal with it?

Based on your description, this is a classic and serious case of mold infestation directly linked to your AC unit's malfunction. The black, speckled growth is almost certainly Stachybotrys chartarum or another toxigenic species, which thrives on the constant moisture from the AC leak and the cellulose in your drywall. The persistent damp smell is a major red flag, indicating that the mold colony is active and releasing microbial volatile organic compounds (mVOCs).

In the UAE's high-humidity climate, AC systems are a primary source of condensation issues. A leak over several months means moisture has likely penetrated deep into the wall cavity, creating an extensive hidden biomass that surface cleaning cannot address. Applying supermarket bleach is strongly discouraged. It is ineffective on porous surfaces like drywall, as it only bleaches the surface pigment without killing the root structure (hyphae) deep within. Furthermore, bleach is primarily water, which can actually feed the mold growth afterwards. The agitation from cleaning can also cause a massive release of harmful spores into your living environment.

Dubai Municipality has strict health and safety regulations concerning indoor air quality and microbial contamination. Professional remediation is not just advised; it is necessary. The process requires containment of the area with negative air pressure to prevent cross-contamination, professional-grade biocides to neutralize the mold, and, crucially, the removal and replacement of the compromised drywall. The AC unit itself must be inspected and repaired by a certified HVAC technician to eliminate the source of the moisture.

For a proper assessment and remediation protocol that complies with local standards, you must contact a professional environmental company. I recommend scheduling an immediate inspection with Saniservice. Their certified technicians can conduct air and surface sampling to identify the species and extent of the problem and execute a safe, complete remediation.
