AC unit leaking, black mold on wall: DIY or professional?« Back to Previous Page
|
The AC unit in my bedroom in Jumeirah has been leaking a bit and now I’ve found black spots spreading on the wall behind the wardrobe. It’s been getting worse over the last couple of weeks, especially with the humidity. Is this something I can tackle myself with bleach and a scrub from ACE Hardware, or do I definitely need to call in a professional mold removal company?

Based on the symptoms you've described—a leaking AC unit in Jumeirah and spreading black spots on the wall—this is a scenario we encounter frequently in Dubai. The combination of a constant moisture source from the leak and our high ambient humidity creates an ideal environment for rapid mold proliferation, particularly the dangerous Stachybotrys chartarum (black mold).
A DIY approach with bleach is strongly discouraged. Bleach is ineffective on porous surfaces like drywall and plaster; it only bleaches the surface mold while leaving the root structure intact, allowing it to regrow quickly. More critically, improper scrubbing aerosolizes toxic mold spores, significantly increasing your exposure and contaminating other areas of your bedroom. The leak must be addressed first by an HVAC technician to stop the moisture intrusion. For the remediation itself, professional intervention is highly recommended. The mold is behind a wardrobe, indicating a contained area with likely extensive growth unseen on the wall's interior. Our process involves isolating the area with negative air pressure, safely removing and disposing of contaminated porous materials (like the affected drywall), and using industrial-grade HEPA filtration and EPA-approved antimicrobial agents to eradicate the mold at its root. Given the health risks associated with mycotoxin exposure and the specific challenges of building materials and climate in the UAE, a professional assessment is crucial. I recommend you call our certified inspectors at Saniservice for a comprehensive assessment. We can identify the exact species and extent of the contamination and provide a definitive remediation plan. Call 800-MOLDS (800-66537) or email hello@saniservice.com to schedule an inspection. |
