AC unit leaking with black mold in Dubai? Professional cleaning?« Back to Previous Page

The AC unit in our bedroom in Dubai Marina has been leaking a bit for the last few weeks. We kept wiping it up but didn't think much of it, but now my wife and I are both waking up with stuffy heads and sore throats. I pulled the filter out yesterday and the inside of the unit looks black and fuzzy. What's the most effective way to get this professionally cleaned and make sure the AC doesn't just blow spores all through the apartment?

The black, fuzzy growth you've described is almost certainly mould, and the symptoms you're both experiencing are a classic reaction to its spores being circulated by the AC. This is a common issue in Dubai due to high humidity and constant condensation within AC units, which creates an ideal environment for mould to thrive.

For a situation this advanced, a deep professional cleaning is necessary. Standard cleaning services that just wipe down vents are insufficient. The most effective method is an anti-microbial steam clean and sanitization of the entire internal evaporator coil and drip pan—the source of the leak and mould growth. This process kills the mould at its root and dislodges the biofilm that simple sprays cannot penetrate.

Crucially, you must verify the company’s methodology. A reputable provider will use a HEPA-filtered vacuum during cleaning to capture dislodged spores and prevent them from being blown into your apartment. They should also be able to provide before-and-after photographic evidence of the coil’s condition. For health assurance, the final step should be a sanitizing mist application, like those certified by the Dubai Municipality, to inhibit regrowth.

Given your symptoms, consider requesting a post-remediation air quality test. This is the only way to objectively confirm the spore count in your bedroom air has returned to a safe level. While not always included in a basic cleaning package, it provides scientific validation that the remediation was successful.

To prevent recurrence, address the root cause of the leak, which is likely a clogged condensate drain line—a frequent issue in Dubai's dusty climate. A proper service will include unclogging and flushing this line. Afterwards, changing your AC filter every 4-6 weeks, rather than the typical 3 months, is advised to capture more spores and dust.
