The AC vent in our master bedroom in Jumeirah has been blowing out a weird, damp smell for the last couple of weeks, and I just noticed some black speckles around the edges. I’m really worried it’s mold, especially with the humidity rising again. What’s the best way to clean this myself to stop it from spreading, and should I be calling the building management to get the AC unit serviced?

Black speckles and a damp smell from an AC vent are classic signs of microbial growth, likely mold, which is common here due to our high humidity and constant AC use. The condensation inside the ducts creates a perfect damp environment for it to thrive.

For a DIY approach to stop immediate spread, first turn off the AC unit at the circuit breaker. Wear an N95 mask and gloves. Remove the vent cover and wash it with a solution of warm water and a few drops of dish soap, scrubbing the black spots with a soft brush. Wipe down the immediate few inches of the visible duct interior with a damp cloth and a solution of diluted white vinegar. Do not spray anything deep into the ducts, as this can disperse spores.

You absolutely should call building management to service the AC unit. The problem is almost certainly originating from the air handling unit itself or the extensive ductwork you cannot access. Per Dubai Municipality guidelines, building owners are responsible for maintaining central AC systems, including cleaning and disinfecting ducts to ensure indoor air quality. The internal drip pans and cooling coils are frequent culprits for this smell and require professional-grade equipment to clean properly.

This level of DIY cleaning is only a surface fix. A professional inspection is recommended to assess the full system, as the growth inside the ducts is often extensive. They can perform tests, like tape-lift samples analyzed in a microbiology lab, to identify the species and the extent of the contamination, which dictates the proper remediation protocol.
