AC vent has black spots and smell: clean or call maintenance?« Back to Previous Page

The AC in my apartment seems to be blowing a faint, damp smell into the master bedroom, and I just found a few small black spots along the edge of the vent. We’ve lived here for 2 years and just noticed this after the recent humidity. What’s the best way to clean this and prevent it from coming back, or should I just call maintenance immediately?

The damp smell and black spots are classic signs of mold growth in your AC system, a common issue in Dubai's climate where high humidity and constant AC use create ideal conditions for it. For a few small spots, you can clean the visible area yourself. Shut off the AC, wear a mask, and use a microfiber cloth dampened with a solution of white vinegar or a mild detergent. Do not use bleach, as it can damage surfaces and doesn't prevent regrowth.
However, cleaning the vent cover only addresses what you can see. The smell indicates mold is likely growing deeper within the ductwork or on the cooling coils, which is not a DIY job. In the UAE, building maintenance teams often handle superficial cleaning, but they typically lack the equipment for a full system sanitization that addresses the root cause. For a persistent smell and visible growth, a professional inspection is recommended. They can use borescopes to inspect deep within the ducts and, if necessary, take samples for lab analysis to identify the mold type. Proper remediation involves specialized equipment like HEPA vacuums and antimicrobial coatings for the ducts to prevent recurrence. The key to prevention is controlling humidity; ensure your AC unit is draining correctly and consider using a dehumidifier if indoor humidity consistently stays above 60%. |
