AC vent leaking and causing black mold, who to call?« Back to Previous Page

The AC vent in our master bedroom in Jumeirah Park has been leaking a little bit of water onto the wall, and now I'm starting to see these black speckles forming around the edge. It's been super humid lately and I'm worried it's the beginning of a mold problem that will get worse. What's the best way to clean this off the painted wall and who should I call first, my building management or an AC maintenance company, to fix the root cause?

The black speckles are very likely mold growth, a common issue here due to the high humidity interacting with the condensation from your AC unit. For the wall, use a solution of diluted white vinegar or a dedicated mold cleaner, but test it on a small, hidden area of the paint first to ensure it doesn't discolor. Wearing an N95 mask and gloves is essential to avoid inhaling spores during cleaning.
The root cause is the leaking AC vent, which must be fixed to prevent the mold from returning. In Dubai's climate, this is often due to a clogged condensate drain line or an overcharged unit struggling with the humidity. You should call your building's AC maintenance company first. They are responsible for the system's mechanical function and can clear the drain line, which is the most frequent fix for this issue. If the leak persists after their service, or if the visible mold covers an area larger than a square meter, a professional mold inspection is recommended to assess the extent of growth inside the ductwork. In many cases, simply fixing the leak and cleaning the surface is sufficient, but persistent high humidity can allow hidden growth. |
