Am I or my landlord responsible for AC mold?« Back to Previous Page
|
The AC in my apartment seems to be leaking a little water onto the carpet in the master bedroom closet, and now I'm finding black spots of mold spreading on the wall and on some of our shoes. I've wiped it down with bleach but it keeps coming back. We've been here in Jumeirah for almost a year and this just started after the last humid spell. Am I responsible for cleaning and repairing this, or is this something I need to get my landlord to handle?

Based on the UAE Civil Code (Federal Law No. 5 of 1985) and standard tenancy contract terms, the responsibility for this type of repair typically falls on the landlord. The AC unit and its associated drainage system are considered part of the property's core fixtures. The recurring mold growth you describe is a direct result of a malfunction in this system, specifically a blocked or damaged condensate drain line, which is a maintenance issue the landlord is obligated to address. Your tenancy contract may have specific clauses outlining maintenance responsibilities, so it should be reviewed.
The climate in Dubai, with its extreme humidity and year-round reliance on AC, makes properties highly susceptible to mold when condensation issues arise. The black spots indicate active growth, and wiping with bleach is a temporary, superficial fix. Bleach does not address the root moisture problem or effectively kill mold at its roots on porous materials like drywall and shoe leather. The mycotoxins and spores remain, leading to rapid regrowth. You must notify your landlord or property management company in writing immediately, including photographs of the leak, the mold growth on the wall, and the affected belongings. This documents the issue for your protection. We strongly advise against attempting further remediation yourself, as improper handling can aerosolize spores and spread contamination. For a definitive assessment and to ensure the issue is properly documented for your landlord, a professional inspection is crucial. Our certified team at Saniservice can conduct a comprehensive assessment, including moisture mapping and air quality testing, to identify the exact source and extent of the contamination, providing a report that outlines the necessary remediation steps.
