Am I or my landlord responsible for closet mold?« Back to Previous Page
|
We've lived in our Jumeirah Village Circle apartment for 2 years and just noticed a bunch of black spots spreading in the corner of our walk-in closet where we store our luggage. It's gotten worse since the humidity kicked in a few weeks ago. Am I responsible for cleaning this myself, or is this something I need to report to the landlord to handle properly?

This is an excellent and very common question for Dubai residents, especially with the high humidity we're experiencing. Determining responsibility for mold in a rental apartment like yours in JVC hinges on the source of the moisture.
Under UAE rental law, the landlord is responsible for the structural integrity of the property. This includes fixing leaks from external walls, roofs, or faulty AC units that lead to condensation and mold growth. If that corner in your closet is an exterior wall or adjacent to a bathroom/kitchen pipe chase, the root cause is likely a landlord maintenance issue. However, tenant responsibilities cover moisture generated inside the apartment due to daily living. Storing luggage in a sealed closet, especially without adequate airflow, can trap humidity and create a perfect microclimate for mold. The landlord would argue this is due to tenant usage and not a structural defect. My professional advice: Do NOT attempt a DIY clean with bleach. This only bleaches the surface and doesn't kill the roots, causing it to return stronger. More importantly, you risk agitating the spores and spreading them throughout your apartment. Your first step is to formally report it in writing to your landlord or property management company. They have a duty to investigate the source. For a proper resolution, the moisture source MUST be identified and fixed first; otherwise, any cleaning is pointless. Given the spread you've described, I strongly recommend a professional inspection. We can conduct precise moisture mapping and air quality testing to definitively identify the source. This evidence is crucial for resolving disputes with landlords and ensuring the remediation is done correctly.
