Am I responsible for black mold in my Dubai apartment?« Back to Previous Page
|
We've lived in our Jumeirah Village Circle apartment for two years and just noticed a big patch of black mold in the back of the bedroom closet. It must have been growing there for a while, hidden behind our storage boxes. With the recent humidity, it seems to be getting worse. Is this something I need to report to my landlord to fix, or am I responsible for the mold inspection and cleaning as the tenant?

Based on the Dubai Rental Law (Law No. 26 of 2007) and subsequent regulations, the responsibility for maintenance, including issues like mold remediation, typically falls on the landlord. This is because mold is often a symptom of a underlying structural or maintenance issue, such as a hidden water leak from plumbing or air conditioning condensation, inadequate waterproofing, or faulty building envelope integrity—all of which are the property owner's responsibility to rectify.
However, as a tenant, you are responsible for promptly reporting the issue and maintaining general cleanliness and adequate ventilation to prevent conditions that encourage mold growth. The extreme humidity in Dubai, combined with year-round AC use that can cause significant condensation if units are not properly maintained or drained, creates a perfect environment for mold. Given that the mold is a large patch and has been growing hidden for a period, this is a serious case. Disturbing it without proper containment can aerosolize spores and contaminate other areas of your apartment. A professional inspection is absolutely recommended to identify the precise moisture source, assess the extent of the contamination, and provide a certified protocol for safe remediation. You should formally report this in writing to your landlord or property management company immediately. For a comprehensive inspection and a detailed report that can be used to formally request remediation from your landlord, I recommend contacting our specialists at Saniservice. Call 800-MOLDS (800-66537) or email hello@saniservice.com to schedule an assessment. Our certified inspectors use thermal imaging and moisture meters to pinpoint the cause and provide a definitive action plan. |
