Am I responsible for fixing landlord's AC leak mold?« Back to Previous Page

The ceiling in our master bedroom closet has had a patch of black mold for a couple of months that's slowly getting bigger, and I'm sure it's from a small leak in the AC unit above it. We've been renting this villa in Al Barsha for three years without any issues until now. My main concern is getting it fixed properly, not just painted over. Am I responsible for arranging and paying for the remediation, or is this something I need to urgently report to the landlord?

Your responsibility is to report it immediately; the landlord is typically responsible for the repair. Under UAE tenancy law, structural maintenance, including fixing AC leaks that cause property damage, falls on the landlord. Your obligation is to inform them of the issue promptly to prevent further damage.

In Dubai's climate, an active AC leak provides constant moisture, allowing mold to proliferate rapidly. The black discoloration is a significant concern that requires professional assessment, as some species can cause health issues and damage building materials. Do not attempt to clean it yourself, as improper disturbance can spread spores.

Urgently report the issue to your landlord or property manager in writing (email is best), including clear photos of the mold and the suspected AC unit. Clearly state that the mold is expanding and is caused by a leak, not tenant condensation. Request they arrange for both the leak repair and a professional mold inspection to determine the extent of the problem behind the ceiling.

A legitimate remediation, not just painting over it, involves fixing the water source, removing affected materials, and properly cleaning the area. For a case that's been growing for months, lab testing can identify the mold type and ensure the correct remediation protocol is followed. Keep records of all communication, as this is crucial if a dispute arises.
