Am I responsible for fixing mold in my rental?« Back to Previous Page

The wall behind my wardrobe in the bedroom has been getting these black spots for the last couple of months, and it’s starting to spread. I’m in a rented apartment in Jumeirah Village Circle and with the humidity lately, it’s gotten worse. I’ve wiped it down with vinegar but it just comes back. Am I responsible for fixing this myself, or is this something I need to report to my landlord to handle?

Black mold growth behind furniture is a common issue in Dubai rentals, especially in high-humidity areas like JVC. You are not typically responsible for the underlying cause or remediation. Under UAE rental law (Law No. 26 of 2007), the landlord is responsible for maintaining the property's structure, which includes fixing leaks or seepage in walls that cause dampness and mold.

Your first step is to formally report it in writing to your landlord or property management company. Be specific: mention it's on the wall behind the wardrobe, it's spreading, and your DIY cleaning with vinegar was only temporary. This establishes a record. They are obligated to investigate and fix the source of the moisture, which is often a hidden plumbing leak or inadequate external waterproofing exacerbated by our climate.

For your health and to document the issue, a professional inspection can be valuable. They can identify the mold species and the precise moisture source, which strengthens your case with the landlord. Do not attempt to remove it yourself with bleach, as this can disturb toxic spores and doesn't solve the moisture problem. Keep the area ventilated and, if possible, move the wardrobe away from the wall until it's resolved. If the landlord is unresponsive, you can file a complaint with the Dubai Land Department's Rental Dispute Center.
