Am I responsible for mold cleanup from AC leak?« Back to Previous Page

We've lived in our Jumeirah Village Circle apartment for 2 years and just noticed a huge patch of black mold behind our bedroom wardrobe. It must have been growing there for ages, hidden by the furniture. The AC unit in that room has always dripped a little, and I think that's the cause. Am I responsible for the cleanup, or is this something I need to report to my landlord?

Under Dubai Law No. 26 of 2007 (as amended), landlords are generally responsible for maintaining the structural integrity of the property, which includes the central AC system and its components. Since the mold growth is a direct result of an AC unit leak, this is typically the landlord's responsibility to rectify.
You should immediately report this to your landlord or property management company. Document the issue thoroughly with clear photographs and a video showing the extent of the mold and its direct link to the AC condensate leak. This creates a necessary paper trail. For a large, hidden infestation, a professional inspection is strongly advised to assess the full extent, as spores can spread behind walls. In Dubai's high humidity, what you see is often just the tip of the iceberg. While you await the landlord's response, you can improve air circulation in the room and move the wardrobe to allow the wall to dry, but avoid disturbing the mold yourself. DIY cleaning is not recommended for significant growth, as improper methods can aerosolize toxins and worsen the contamination. The landlord should arrange for both the AC repair to stop the moisture source and the proper remediation of the mold by a qualified company that follows industry standards for containment and removal. |
