Am I responsible for mold on my bedroom wall?« Back to Previous Page

The wall behind the wardrobe in my bedroom in Jumeirah Village Circle has started showing these black, fuzzy patches. It’s been getting worse since the humidity spiked a couple of weeks ago, and now the whole room smells damp. My tenancy contract isn't very clear on this. Am I responsible for cleaning this myself, or is this something the landlord needs to fix?

In Dubai's rental market, responsibility for mold remediation depends on the source of the moisture. If the mold is due to a structural issue like a leaking pipe, faulty waterproofing, or a building envelope defect, the landlord is typically responsible for the repair and subsequent cleanup. However, if the moisture source is tenant-caused, such as inadequate ventilation or failure to use the AC, the tenant may be liable.

Your situation in JVC, with the wall behind a wardrobe affected, strongly suggests a condensation issue. This is extremely common here due to our high humidity and constant AC use. Placing large furniture against an exterior wall can trap cool, moist air, leading to condensation and mold growth when that wall heats up. The landlord's obligation would be to ensure the property is structurally sound and properly ventilated.

First, notify your landlord or property manager in writing immediately, with clear photos. This documents the issue and starts the conversation. Do not attempt to clean it yourself with bleach, as this only removes the surface stain and not the root cause. The underlying moisture problem must be addressed.

For a definitive answer on responsibility and the correct remediation path, a professional inspection is advised. An independent assessment can identify the exact moisture source—whether it's condensation or a hidden leak—which determines liability. Proper remediation involves fixing the moisture issue, removing the contaminated materials, and treating the area with antimicrobial solutions to prevent recurrence. Until resolved, improve air circulation around that wall and keep your AC running to manage indoor humidity levels.
