Am I responsible for removing tenant-discovered black mold?« Back to Previous Page

My kids have been coughing and I suspect it's from a black mold patch I just found behind the wardrobe in our master bedroom. It's been so humid lately that our windows are constantly fogged up, and we're in an older building in Bur Dubai. I'm worried about our health, but I'm not sure if I should call my landlord or if I'm responsible for fixing this myself as the tenant?

Under Dubai rental law, the landlord is typically responsible for addressing structural issues that cause dampness and mold, like leaks or inadequate waterproofing. You, as the tenant, are responsible for maintaining proper ventilation to prevent condensation. Given the high humidity and constant window fogging you describe, the root cause is likely a combination of both.

Immediately notify your landlord in writing with clear photos of the mold and the condensation. This creates a formal record. For a patch just discovered behind furniture, the landlord should arrange and pay for the remediation of the mold and fix the underlying moisture issue. However, if the cause is determined to be solely from tenant activities (e.g., blocking AC vents, not using exhaust fans), the cost could fall to you.

Given the health symptoms and the presence of black mold, a professional inspection is strongly recommended to identify the exact species and moisture source. In Bur Dubai's older buildings, persistent condensation often points to insufficient ventilation or AC systems not adequately dehumidifying the air. Do not attempt to remove significant black mold yourself, as improper handling can aerosolize spores. A certified remediation company will contain the area, remove the contaminated materials safely, and treat the space to prevent regrowth.
