Are tenants or landlords responsible for bathroom mold in Dubai?« Back to Previous Page

Our bathroom in our Deira apartment doesn’t have a window, and over the last couple of months, black mold has started growing along the ceiling and in the grout between the tiles. We try to keep it ventilated, but the humidity just gets trapped. As tenants, are we responsible for cleaning this, or is this a maintenance issue the landlord in Dubai should handle, especially since it's getting worse?

Tenant responsibility typically covers surface mold from daily use, which can be managed with regular cleaning. Landlord responsibility generally applies to mold caused by underlying building issues like persistent water leaks, faulty waterproofing, poor ventilation systems, or structural defects that allow moisture intrusion.

In a windowless Deira bathroom, the core issue is excess humidity. Your efforts to ventilate are correct, but in Dubai's climate, mechanical ventilation is often insufficient. First, identify the moisture source. Is the exhaust fan functioning and powerful enough? Wipe down wet surfaces after every shower and use a dehumidifier or the AC set to a lower temperature to reduce ambient moisture. For surface cleaning, a solution of vinegar or a dedicated mold remover for grout can be effective.

If the mold is extensive, recurring quickly after cleaning, or you suspect a hidden leak behind tiles, this points to a structural problem. In such cases, formally notify your landlord or building management in writing. Dubai rental law (Law No. 26 of 2007) implies a landlord’s duty to maintain the property in a habitable condition, which includes addressing defects that cause persistent dampness and mold. They should investigate and rectify any faults in the ventilation system or building envelope.

For documentation or if health concerns are present, a professional inspection can identify the mold species and moisture source. A science-driven inspection with lab analysis provides a factual report, which can be crucial evidence for discussions with your landlord regarding necessary remediation.
