As tenant, am I responsible for mold inspection?« Back to Previous Page

The AC in our bedroom has been leaking a bit for the last few weeks, and now I’m seeing black spots spreading on the wall behind the wardrobe. We’ve lived in this Discovery Gardens apartment for two years without any issues. As a tenant, am I responsible for paying for a professional mold inspection, or is that something the landlord has to handle?

Tenant responsibility for mold inspection in Dubai typically depends on the source of the moisture. For the AC leak causing your wall mold, the landlord is generally responsible for repairs to the AC unit itself and any resulting structural damage. Your responsibility as a tenant is to report the issue promptly, which you have done by noticing it.

The hot, humid climate here means AC condensation leaks are a primary cause of indoor mold, and hidden growth behind furniture like your wardrobe is common. Given the visible black spots spreading, a professional inspection is strongly recommended to assess the full extent, as mold can penetrate wall cavities. The inspection report will be crucial evidence to determine liability for the remediation costs.

For official guidance, Dubai Municipality's Rental Law states landlords must maintain the property's structure and essential systems, including AC. Document the issue thoroughly with dated photos and written communication to the landlord or property management company. If they are unresponsive, you can file a complaint with the Rental Dispute Center (RDC). A certified inspection from a company with a microbiology lab provides the concrete evidence needed to resolve responsibility and ensure the remediation addresses the root cause, not just the visible spots.
