As tenant, responsible for black mold in bathroom grout?« Back to Previous Page

We've been in our Jumeirah Village Circle apartment for about a year, and the grout between the bathroom wall tiles has started turning black in the corners near the shower. I try to wipe it down, but the musty smell is getting worse, especially in this humidity. As a tenant, am I responsible for cleaning this, or is the landlord supposed to handle the remediation since it might be a ventilation or leaking issue?

This is an excellent and very common question for tenants in Dubai. The black discoloration you're describing is almost certainly active mold growth, a direct result of our high ambient humidity and condensation issues exacerbated by year-round air conditioning.

From a technical standpoint, the primary responsibility hinges on the root cause, as outlined in Dubai's rental laws. As a tenant, you are responsible for general cleaning and maintenance to prevent issues. Regular wiping of surfaces and using the bathroom's ventilation fan during and after showers is part of this. However, the landlord is responsible for structural or systemic issues. This includes fixing inadequate ventilation systems, repairing leaking pipes within the walls, or addressing faulty grout and sealant that allows moisture ingress.

The persistent musty odor you mention strongly suggests the moisture source is not superficial. It could be a small leak behind the tiles or, more commonly, chronic condensation due to insufficient ventilation, which is a building system issue. In such cases, simple cleaning is a temporary fix; the underlying moisture problem must be resolved to prevent recurrence and potential health impacts or damage to the property structure.

I strongly recommend a professional inspection. Our certified inspectors use moisture meters and thermal imaging cameras to non-invasively determine if the moisture is surface condensation or a hidden leak. This evidence-based report is crucial for discussing responsibility with your landlord under UAE tenancy law.
